We are currently looking for an Assistant Estate Manager to join our Residential Team. You will lead the day-to-day operations and management of our luxury residential properties of The Orchards. Key responsibilities include providing premier customer service to residents, ensuring regulatory and policy compliance, overseeing the on-site team and contractors, liaising with the Owners' Committee, and managing maintenance works and budgets.

RESPONSIBILITIES
  • Deliver professional customer service of the highest quality and make suggestions to enhance services, ensuring resident satisfaction.
  • Handle inquiries and complaints from residents in a timely and professional manner.
  • Build trust and foster consensus among members of the Owners' Committee, as well as effectively convene Owners' Meetings.
  • Prepare annual budgets and manage the Owners' Fund accordingly.
  • Organize clubhouse activities and events for the residential community.
  • Ensure compliance with all relevant statutory requirements, including the PMSO, BMO, DMC, and house rules.
  • Liaise with relevant parties and government departments to address all management and maintenance issues.
  • Lead and manage the on-site team, providing training, coaching, and support to staff.
  • Monitor the performance of contractors and consultants to maintain high standards.
REQUIREMENTS
  • Tertiary education in housing management, surveying, or related disciplines.
  • Holder of a Property Management Practitioner Licence (Tier 1).
  • Preferred membership in the Institute of Housing/Hong Kong Institute of Housing.
  • Minimum 8 years of experience in property management of luxury residential developments, with at least 5 years in a supervisory role.
  • Demonstrates the ability to make good and timely decisions that keep the organization moving forward.
  • Builds strong teams through partnerships and collaborative work, applying diverse skills and perspectives to achieve common goals.
  • Adapts approach and demeanor in a timely manner to match the shifting demands of different situations.
  • Sound knowledge of building operations and estate management.
  • Excellent communication skills and ability to work with people at all levels.
  • Highly proactive and customer-oriented with a positive mindset.
  • Fluency in spoken and written English, Cantonese, and Putonghua.
  • Proficient in using MS Office and Chinese word processing software.
